Bushwick affordable housing lottery, with rents starting at $994, closes soon


A housing lottery for 19 truly affordable apartments in Bushwick, spread across three new buildings, is closing in two days.

The Bushwick Alliance apartments are in three new four-story buildings at 63 Stockholm St., 332 Eldert St., and 272 Jefferson St. and they include studios, one- and two-bedroom apartments. There are 28 apartments in total across the three buildings, according to Department of Building records, and 19 are included in the lottery.

Units included in the lottery are aimed at applicants earning 40-80% of Area Median Income, according to NYC Housing Connect. Income limits start at $38,435 and go up to $140,000 for households of one to five people.

For those earning 30% AMI, one-bedrooms are $994 a month and two-beds clock in at $1,185 a month. At the highest income level, 80% AMI, rents range from $1,721 per month for a studio to $2,583 for a two-bedroom. In total, there are three studio apartments, five one-bedroom units, and 11 two-bedroom apartments.

The units have energy-efficient appliances and air conditioning, according to the listing. While the rent includes heat, hot water, and cooling, tenants are responsible for electricity which powers an electric stove. At all buildings, Community Board 4 residents get preference.

The larger building at 63 Stockholm, which has 20 units compared to four at the other addresses, includes green space, a shared laundry room with fee, and an on-site resident manager. The apartment buildings are all smoke-free and pet friendly, allowing for up to two pets per unit and dogs up to 35 pounds. No aquariums over 20 gallons are allowed, according to the listing.

Renderings show 63 Stockholm St. is a modern development with a facade of gray panels and slightly recessed rust-toned window frames, creating shapely shadows. At street level, the building has a rust-toned base with two entrances and green planting strips between them.

The four-story, four-unit building at 332 Eldert has a modern red brick facade with a panel of black metal framed windows running down the center. The door and windows at street level are also framed in black metal. At 272 Jefferson Street, the new four-story, four-unit building has been finished with off-white paneling and grey brick, and similarly has black metal-framed windows and doors.

The buildings are being constructed through the Department of Housing Preservation and Development’s Neighborhood Construction Program and Low-Income Housing Tax Credit program. According to the permits, STAT Architecture are the architects on record for the project.

The sites at 63 Stockholm and 332 Eldert streets were both vacant lots prior to the new developments. City records show they were transferred from the city to Bushwick Alliance HDFC in 2023 for $2. The property at 272 Jefferson had a garage on site that had to be demolished, and records show the lot was transferred from Neighborhood Restore HDFC to Bushwick Alliance HDFC in 2023 for $70,000. Emily Kurtz of nonprofit housing developer Riseboro is listed as the owner of record on the new building permits, through Bushwick Alliance HDFC.
